This building is 250 m high and the highest Moroccan tower in the Bouregreg Valley Development Project. The 55 storeys building contains a luxury hotel, offices, high-end apartments, and a view point on the terrace at the top. The project includes also a 26.650m² podium on two levels in reinforced concrete with a steel roof. The tower and podium structures can withstand not only the usual elements, such as strong winds or seismic events, but also flooding from the Bouregreg, the neighbouring river. The tower is braced 70% by its reinforced concrete core and 30% by the Vierendeel steel structure in the façade. The tower is founded on a 3,5 m thick raft and 104 “barettes” foundations that are up to 70 m deep. The podium is founded on 1800 piles. The building is designed to be certified LEED Gold and HQE, complying with the highest international environmental quality standards.
